Frequently Asked Questions
Find helpful answers before you get in touch.
What areas do you cover?
We provide residential surveying and valuation services across the West Midlands and surrounding areas. If you are unsure whether we cover your location, please contact us with the property name / number and postcode
What is the difference between a Level 2 and Level 3 survey?
A Level 2 Homebuyer Survey is usually suitable for conventional properties in reasonable condition. A Level 3 Building Survey is more detailed and is often recommended for older, altered, larger or higher-risk properties
How quickly will I receive my report?
Timescales can vary depending on the property, survey type and availability. We aim to provide clear turnaround times when you make an enquiry.
Can you inspect a specific defect or issue?
Yes. We can provide defect analysis reports for specific concerns such as damp, cracking, leaks, movement, poor workmanship and other building defects.
Do you provide expert witness reports?
Yes. We can prepare expert witness reports for property-related disputes, defects and formal proceedings where independent, evidence-based reporting is required.
What information do you need for a quote?
We usually need the property address or postcode, the type of service required, basic property details and any specific concerns you would like us to consider.
How do I get started?
You can call us, email us, or complete the enquiry form on our website. We will review the details and guide you towards the most suitable next step. If you proceed we will then schedule a date for the inspection and send documents to be signed.
I’m a first-time buyer. Can you help me?
Yes. We regularly assist first-time buyers who are unsure which survey they need or what issues to look out for. We can explain the options clearly, help you understand the most suitable survey for the property, and provide practical advice before you proceed.
When do I need to make payment?
Payment terms will be confirmed when your quote is provided. We are completely transparent and will explain the fee, what is included, and when payment is required before any work is carried out.
Do you offer fixed fees?
For most inspections, our fees are fixed and clearly confirmed before you proceed. In the unlikely event that any additional fees may be required, such as a revisit, we will discuss this with you beforehand so there are no unexpected charges.
